Sultan’s Run Expansion Tees Off with Favorable Rezoning Recommendation

On Wednesday evening, the Jasper Plan Commission convened its regular board meeting to evaluate a zoning petition from Sultan’s Run. 

The evening’s agenda focused exclusively on a rezoning request. During the public meeting, Chris Tretter, co-owner and general manager of Sultan’s Run, addressed the board. The request seeks to rezone the property from A1, Agriculture General, to R1, Low-Density Residential. The area in question is the grassy parcel located south of 1854 N Meridian Road in Jasper. 

Tretter told the board, “We find ourselves in a very enviable spot, where we don’t have enough lodging for our guests that want to come to Jasper and enjoy Sultan’s Run, and eat at restaurants, and buy at shops.” Tretter went on to say that another house will need to be built, and the site selected is a little south of the existing house. They plan to construct a single home at Hole 14 that will accommodate 4 to 8 guests. Expected use is approximately 80 to 100 nights annually. 

Brad Eckerle of Brosmer Land Surveying addressed questions specific to zoning, noting that they are only seeking to match the adjacent R1 while maintaining the surrounding A1 zoning for the surrounding golf course. The board had no questions, with Paul Lorey noting, “Looks like we’re going to turn a piece of field into a more productive piece of property for you.” As there were no comments for the public, the board voted to make a favorable recommendation to the Council for rezoning the parcel from A1 to R1. 

There will be a public open house regarding the comprehensive plan from 9-11 on Saturday, April 25, at the River Center. A draft plan and draft future land use map will be presented at 9 am, with the remaining time unstructured so guests may come and go. This could be the final open house event, as the city hopes to complete the project sometime in the middle of the summer. The general public is invited to attend and to provide any comments or questions they may have.
