Scrub-A-Dub Plans Modernization for Jasper Car Wash
Jasper’s Scrub-A-Dub Car Wash is set for a modern facelift after city officials approved a
variance to allow upgrades.
The Jasper BZA considered a setback variance presented by Scrub A Dub Carwash LLC, as owner
and petitioner located at 3106 Newton Street. Scrub a Dub requested a variance from
16.4.12.C, Chapter 4 Districts, B-3 General Business, District Standards, of the Jasper UDO to
allow an automatic carwash to not meet the required minimum front setback. The owner
pointed out that the carwash is older, with aged equipment. Cars have gotten larger, and the
newer equipment for those vehicles will not fit in the current bays. He would like to convert
two smaller bays into one larger one, which would also bring it slightly closer to the roadway.
In the public hearing, one neighbor had concerns about respecting the property line and asked
for verification that the boundaries would not be expanding to the east. He was assured that
the footprint would only expand to the west. Another neighbor asked about noise levels and
whether the improvements would increase sound. It was noted that the fan noise would be
similar to the previous equipment, but there will the addition of beeps to let drivers know when
they should stop. The board voted to approve the variance as presented.
In the second agenda item for the evening, a variance was requested by owner and petitioner
Ashley Lueken Sedam for her property at 1006 W Division Road in Jasper. She requested
Variance from 16.4.13.C for Chapter 4 Districts, Light Industrial, District Standards, of the City’s
UDO. This would allow their planned accessory structure to have a 10-foot side setback like an
R-1 (residential) instead of the 20-foot minimum requirement of an I-1 (industrial). Sedam said
that while the property is in a residential neighborhood, it is zoned I-1. With no public
comments, the board voted to approve the request as presented.
