Ferdinand BZA Meeting Considers March Zoning Requests

The Ferdinand Board of Zoning Appeals reviewed variance requests and other zoning matters for March, addressing residential improvements, infrastructure inquiries, and administrative updates. 

A variance was requested by Rob Hamilton for his property at 1205 Main Street in Ferdinand. He would like to attach a car port to his garage. The carport will be cosmetically uniform with the shed on the property. Plans for adequate water drainage have been addressed. Written notices were sent to all adjacent property owners regarding the proposed construction. 

The variance is required since the Ferdinand Zoning Ordinance requires a rear set back of 5 feet, and the applicant requested permission to allow placement within those setbacks. The setback reduction will not impede emergency access or sight lines for traffic. As the board found that the request met all requirements and that all appropriate documentation had been provided, the variance was approved as presented. 

The board discussed a request for a proposed cell tower that was reviewed by the Planning Commission. At the request of the Commission, location coordinates were provided by the company. As the precise location was determined to lie outside of the jurisdictional area, there was no action required from the BZA or any other municipal entity. 

In other business, copies of the updated building permits for 2025 were provided to the board. The next regular meeting of the Board of Zoning Appeals is scheduled for April 22, 2026 at 6:30 pm.
